What sealcoating and resurfacing can't fix
A fresh sealcoat can make a driveway or parking lot look ready for new tenants, but it only protects asphalt that's still sound. It doesn't fix a crack; crack sealing does, and it goes on before the coat.
Where the base underneath has failed, resurfacing won't fix it either. That spot has to be cut out and rebuilt before a new layer goes on top.
