Much of the ground here is clay, which swells when it soaks up water and shrinks when it loses it. Laid straight on that clay, asphalt heaves and cracks as the ground moves, so the stone base in between is what keeps a driveway or parking lot steady.

We do the grading and build the base early, alongside the rest of the dirt work. The finished asphalt we save for near the end, once the trucks and equipment for the building have stopped rolling in and out. If we put it down sooner, those trucks could rut it before your doors open.
Before any asphalt goes down, we settle three things with your builder: how the parking lot is laid out, which way water runs across it, and where it drains. If the land was a field until recently, it's probably close to flat. Water won't leave level pavement unless we shape the grade to send it somewhere.
